01. The Plan (Concept)

From our years of experience we now position ourselves between design and construction, allowing each to interact with the other in harmony. The product is high quality, well considered design – realised into beautiful homes.

To achieve this we must be joining the dots from the start. We put the team together that fits the project and the client. At Beam we work with a selection of architects, designers, engineers and other specialists whose values and principles are aligned with ours. From this and from your introductions Beam can create the ideal team for that specific project.

We are always building strong relationships for the future. This is the key to the round table concept delivering. Everyone involved, everyone engaged, everyone has a stake.

02. Design (Develop)

We believe the design process has the biggest single impact on the success of the project, and we’re keen for clients to understand its value. Time spent well in a rigorous design phase will pay back over and over again as problems are solved long before the builders are on site.

At Beam we call this “Design in Time” and we know it gives us the tools we need to deliver the quality we promise. When design is not considered in time, opportunities can be missed, and construction problems may arise that cannot be undone without delay and cost.

03. Pre-start (check)

Scope of works – a full descriptive breakdown of on-site activity from demolition to finishing including costed data with quantities. This will be the administrative backbone of the construction phase and forms part of the contract. This must be complete and signed off in agreement before work starts.

Specification (spec) – a comprehensive document of details relating to all aspects of the building from foundations to door handles. Knowing specific details like tile format from the start means we can avoid unsightly tile cuts and position brassware perfectly. We prepare for the finishing touches from the start.

Program of works – a detailed Gantt chart plan for the project. This is a live and updateable project management tool.

Full set of drawings – from every relevant specialist including architect, engineer, interior designer and landscaper.

CDM – Health and Safety regulations and requirements specific to your project.

04. Deliver (construction)

Each site has a dedicated Site Manager and core team to make the site safe and commence construction. Beam’s bespoke software enables detailed weekly planning while capturing data for key metrics such as budget, spend and progress. This helps improve productivity on site through financial control and communication.

Everyone on a Beam site is driven by a passion for quality. We use the best people in their field to help us deliver our promises. Regular site meetings and organised communication means that nothing is allowed to slip.

05. Handover (and beyond)

When every t is crossed and every I dotted, our build team sign off your new home. The work that goes into every project is significant, but the results are worth it. The next chapter begins as you live in and enjoy it.
